Find a First-Time Home Buyer Agent

Choose a real estate agent to help you buy a home in Massachusetts

A good first-time home buyer agent is your advocate throughout the home buying process. They'll help you find properties, schedule showings, negotiate offers, and guide you through every step from initial search to closing day.

Buyer's Agent Cost

Buyer-agent compensation is not set by law and is fully negotiable. Your written buyer agreement should state the fee and how it will be calculated. Depending on the transaction, it may be paid directly by you, covered in whole or in part by the seller or listing broker, or addressed through a seller concession in your offer. Ask your agent and lender how each option would affect your cash needed at closing.

Do You Need a Real Estate Agent to Buy a Home?

You can buy a Massachusetts home without a buyer's agent, but first-time buyers often use one to arrange private property showings, research comparable sales, prepare offers, track deadlines, and negotiate with the seller. Before choosing an agent, confirm whom they represent, what services they provide, and what you could owe under the buyer agreement.

Where to Find Agents

  • Personal Referrals: Ask friends, family, or coworkers who recently bought a home in Massachusetts.
  • Open Houses: Attend open houses to meet agents in action and see how they interact.
  • Online Reviews: Check Zillow, Realtor.com, and Google reviews for agent ratings.

Buyer Representation Agreement

Expect to review a written buyer representation agreement before touring homes with an MLS participant. Read the services, compensation, duration, exclusivity, and termination terms carefully. Fees and commissions are negotiable, so discuss any terms you do not understand or want changed before signing.
